Traseul - The tour

01. Imobil de apartamente Profesor Doctor Gheorge Marinescu Apartment Building
1930’ Strada Gheorghe Danielopol 3

The apartment building built in the mid ’30s is abundant in Art Deco elements, carefully composed within refined facades. Thusly, bow-windows out of which the balconies are detached, as if being slid open, the balcony parapets, that repeat the same ‚comb’ gesture on a smaller scale, the emphasizing of the staircase on the facade, the round windows and many other elements compile a coherent and elegant ensemble, marked by local symmetry axes, and vertical and horizontal lines of Streamline influence.
The most important guideline of the facade is the stair case axis, materialized within the main facade through horizontal windows for the upper floors and through the ground floor portal. This spine becomes the symmetry axis for the left part of the main facade, as it is flanked by bow-windows, round windows on the ground floor and metal masts on the top level. The bow-windows are composed with balconies detached from the facades resembling drawers.
The lateral facades are divided into bays to lend verticality to the composition. The same purpose is served by the three vertical grooves and a row of round windows.

02. Imobil de apartamente / Apartment building
1934 Strada Poenaru Bordea 4

The only facade exposed to the street is a symmetrical composition, dominated by the bow-windows, out of which balconies are detached toward the middle axis, and by the elongated crown molding with the seven attaced pilasters that emphasize the same axis. The entrance portal, treated in a rationalis manner, also accentuates the symmetry axis, acting as a base for it. The balconies continue the line of the window sills on the bow-window, a very noticeable continuity, due to the corner windows that integrate a plated column.
The seven pilasters that start from the fifth floor and end where they surpass the parapet of the seventh floor, forming the crown molding, make for a typical Art Deco decorative element, one that we can identify within many of the Jean MONDA buildings.

03. Imobilul de apartamente al inginerului Jean Berman
Engineer Jean Berman Apartment Building
1930 Strada Ion Filitti 6

Conceived for his colleague, engineer Jean BERMAN (author of the structure of the building in Strada Calomfirescu), the building in Strada Filitti is defined by an austere, symmetrical Art Deco facade, dominated by the bow-window that occupies approximately one third of its’ surface. Although it is obvious that the building was meant to exploit its’ site to the maximum, and the economical criteria led to a cleansing of the facade, small decorative elements do exist: the crown molding composed of the four attached pilasters, discrete profiles for facade lines and sills, window frames and others.
Besides the crown molding specific to MONDA, one can also remark the corner windows the frame the bow-window, elements that belong more to Modernism, but also frequently appear in Art Deco. Unusual for MONDA’s work, the ground floor is austere and the entrance is not emphasized in any way, probably also due to financial reasons.

04. Imobil de apartamente şi cinematograf Eforie
Eforie Apartment Building and Movie Theater
1945-7 Strada Eforie 6

Among the last works of architect Jean MONDA, the building housing Cinemateca Eforie, as it is called today, is dominated by a series of seven attached pilasters, flanked by two ‘cassettes’, each with four deep, shaded loggias. This composition is set upon a first floor defined by a horizontal window band. Although he takes elements that he uses for Art Deco facades, here MONDA comes closer to a cleansed Classicism, in the lines of the work of Duiliu MARCU (1885-1966) or of Constantin MOŞINSCHI (1900-1987).
The powerfully glazed commercial ground floor, doubled by ample canopies, together with the first floor, make for the basis of the facade composition, facade that denies this horizontality through the slenderness of the pilasters.

Frascati Apartment Building and Theater
1930’ Calea Victoriei 33

Defined by a long, perfectly symmetrical facade, the Frascati building hosts today the Constantin Tănase Variety Theater. Flanked by ‘famous’, signature neighbors (a building away from Capitol Hotel, architect Arghir CULINA, and Palatul Telefoanelor – The Phone Company Building, architects Edmond Algi Van SAANEN, Walter FROY şi Louis WEEKS), the Frascati building keeps the high standard with a plaz on volumes sustained by the three bow-windows. The three bow-windows are vertical presences, two of them having cassetted cantilevered supports, and the one set in the symmetry axis having a crown molding composed of two levels of cleansed attached pilasters. All the bow-windows show progressive set backs, according to an Art Deco vocabulary, that otherwise defines the entire facade composition.
We can deduce the fact that Jean MONDA himself was satsified by the artistic quality of this building, through the fact that in the ‘30s he lived in it (according to the 1937 phone book). With the coming of the communist regime, Jean MONDA was, most likely, compelled to give up his residence.

06. Imobil de apartamente
Apartment Building
1932 Strada Theodor Aman 42

The building at the corner of the streets Theodor Aman and Mircea Vulcănescu is subordinated to the intersection, signaling this corner through three main elements: the beveling of the facades of the ground floor and demi basement; the beveled bow-window that faces the bisector of the streets on the upper levels; the curved crown molding. The windows are grouped together into registers through the horizontal grooves of Streamline influence, registers that balance the verticality of the slender bow-windows.
As in many of MONDA’s works, the staircase is emphasized on the facade through windows placed in the axis of the entrance door. This axis works as a local symmetry axis, as the building had to give up an overall symmetry, due to the setbacks imposed by urban regulations.

07. Imobil de apartamente Podgoreanu
Podgoreanu Apartment Building
1940 Calea Victoriei 208

Ending for the perspective of Strada Frumoasă, the Podgoreanu Building is today an ample altered image of the building initially designed by architect Jean MONDA. Probably as a result of a drastic consolidation that occurred after the 1977 earthquake, the verticality of the facade generated by the attached pilasters is gone, broken by every level of balconies. The facade was dominated by the seven attached pilasters that span the entire height of the building and turned into the crown molding on the sixth floor. The depth of the pilasters has been reduced to half, fact that suggests the doubling of the facade masonry with a layer of reinforced concrete. The plastic expression adopted here by the architect, as in the case of Cinemateca Eforie building, is one that resembles a cleansed Classicism. On the Podgoreanu building, the architect keeps, however, a Streamline influence within the parapets of the lateral balconies and within the metal plate railings. During the consolidation process the parapets and railings have been replaced, unfortunately obtaining an incoherent image.

08. Vilă / Villa
1920’ Strada Rabat 18

Placed within the Filipescu residential park, the villa in Rabat Street is one of MONDA’s early works, with a structure conceived by Emil PRAGER. This residence fits the lines of an early Art Deco with classical influences. The use of arches, the rectangular modillions that decorate the soffit, the simulation of a frieze (though blind) through the use of the two profiles, and the pilasters in the ground floor declare the classical influences upon the style in which the villa was drawn. However, the ‘clear’, ‘clean’ volume, the stylized decorations and the determined lines announce the Art Deco - Modernist orientation of the mature architect. As an even more obvious announcement, or, maybe, manifesto, through the arches on the left of the main facade, one can find a round window, the signature element for so many of the Art Deco and Modernist works that would follow. The building had a happy destiny and is presently in a very good state, without and interventions on the facades, except for a few air conditioning units, that make for easily reversible interventions. The villa brings a positive contribution to the atmosphere of the residential park, enriching an already beautiful promenade area.

09. Imobil de apartamente Gr. Georgescu Apartment Building
1930’ Strada Mendeleev 39

Meant to be admired at an angle, the building on the former Bălcescu Street, presently called Mendeleev, is marked by the tension between the horizontal lines of the main facade and the vertical ones of the side facade. The continuity of the parapets of the three balconies across the most of the facade is composed elegantly but tensed with the pilasters that mark the entire height off the bow-window on the side facade. Even more, architect Jean MONDA detaches another bow-window from the main facade, thusly creating a corner bow-window, composing the two elements found on adjacent facades. The effect is a telescopic one, extracting volumes both in plan and in façade from this spectacular and vibrant corner solution. As a crowning of the simplicity of the rigorously composed volumes and shapes, MONDA sets the round window – manifesto of modernity - on top of the bow-window, and, implicitly, of the facade.
Unfortunately, this entire show is often ignored, due to the different colors of the facades and due to the ivy that covers exactly the corner of the building, like a curtain.

10. Imobil de apartamente, cinematograf Studio
Studio Apartment Building and Movie Theater
1940’ Bulevardul Gen. Gheorghe Magheru 29

Flanked by buildings signed by architects Paul SMĂRĂNDESCU (1881-1945) and Gheorghe SIMOTTA (1891-1979, the Studio building is an unusual one for Jean MONDA, through the fact that it is mostly a framing exercise. Thusly, the bow-window that spans over more than half of the facade frames a large part of the second through fifth floors. Upon this frame one can find the windows of the first floor, with simple cassette-like frames. The first floor has framed windows, suggesting a single window band, channeling our thoughts towards Modernism. Actually, the only Art Deco connotation of this building is the pilaster-like element, a result of the bringing together of two bay ‘frames’. Fitting the years during which it was built, the building is sober and austere.

11. Imobil de apartamente
Apartment Building
1932 Jules Michelet 3

A sober volume with a symmetrical composition, the building in Jules Michelet 3 is defined by the alternation of the two bow-windows, the balconies and the loggias on the main facade. The austere atmosphere generated by the massiveness of the volumes that create the composition is also emphasized by the man-high base, with a reddish stone replacement rough finish. Within the same material is modeled the portal, guarded by quarter-columns that frame a hallway, elegantly finished in white and green marble and stainless steel plate.
Window sills, aprons and simple but continuous profiles that turn corners on facades or parapets, together with discrete metal railings place us within a late, austere Art Deco, foregoing Modernism. The interiors, however, as it can be observed from the entrance hallway are closer to an elegant, maybe even luxuriant Art Deco.

12. Imobil de apartamente Cornel Nicolau Apartment Building
1930’ George Enescu 45

The clean lines of the corner building designed by Jean MONDA for mr. NICOLAU, situate once more the architect’s work at the stylistic border between Art Deco and Modernism. The lack of window frames and the simplicity of the volumes within the composition are specific to Modernism, whitle the parapets of the loggias, with their horizontal elements, and the metal plate railings of the fourth floor, of Streamline influence, are Art Deco elements. The simple profiles used to bring components together are also Art Deco, as well as the entrance doors and the demi-basement window metal grills. The fourth floor register, defined by the pergolas and the stylized gloriette make for a particular feature of this building. The gloriette follows the curving of the corner volume, a typical Streamline Art Deco gesture.

13. Imobil de apartamente Emil Prager Apartment Building
1930’ Dacia 61

The three building ensemble designed for engineer Emil PRAGER (1888-1985) count as one of the most enjoyable presences on Dacia Boulevard. The elegant, but not extravagant, Art Deco of the ensemble can be felt within ample gestures (bow-windows, base registers, portal) as well as within the detailed ones (nicked profiles, metal band railings or doors and gates with nicked or Streamline motifs).
The extraordinary elements of this ensemble transcend style and are, unquestionably, the monumental 10 meter (over 30 feet) tall portal and the courtyard it encloses. The portal is very elegantly sketched by setting a girder between the two street side buildings, upheld by these through the two progressively retreated supports. The inner courtyard is enchanting through the stylistic coherence and the tranquility offered by this type of court-of-honor.

14. Vilă
Villa
1932 Ion Bogdan 25

Jean MONDA proposes here a volume marked by an exemplary Art Deco corner solution, built with austere textures, materials lacking natural preciousness, but ennobled by the vibrant composition of beveled, convex and jagged surfaces. The additional emphasizing of this corner through the use of the curved balcony transformed this residence into an iconic event both for the street and for the ’30s housing esthetics.
Having recently undergone a good taste restoration by professor architect Tomniţa FLORESCU, the building still has the grooved registers that suggest the influences of both Streamline and of the Modernist band window register.
The villa still has one of the two radio antennas that decorated the vertical volumes, but one can feel the memory of the other one, through the vertical groove, placed symmetrically from the corner bisector axis.

15. Vilă cu două apartamente
Two apartment villa

Direcly next to the corner villa also signed by MONDA, the architect designed another villa, in the same Art Deco language. Besides the pleasently unitary  and coherent image that it creates totgether with the neighbouring villa, this residence is remarkable through the naval detailing of the antenna-lightning rod and through the Streamline balcony transformed almost into a canopy-portal for the courtyard gate.
The play on symmetrical volumes with corner windows on the second floor and the side bow-window, offering a vibration of shadows that confirms the value of the Art Deco composition with Modernist hints.

16. Imobil de apartamente
Apartment Building
1932 Alexandru Philippide 1

Jean MONDA designs on the corner of Polonă and Alexandru Philippide streets (back then called Pia Brătianu) an Art Deco building with Modernist hints, developed almost symmetrically to the bisector axis of the two streets. This axis is marked through a beveling of the facades on the ground level and through a bow-window, shaped as a quarter of circle in plan, on the upper floors. The crown molding of this volume is also curved and is decorated with three cleansed attached pilasters.
The volumetric solution is similar to the one for the buildings in Tudor Arghezi, Theodor Aman and George Enescu streets, with one major difference: although we don’t know with absolute certitude the initial color palette, it is very likely that the building was designed to be polychrome, which is unique for Jean MONDA.

17. Vila Margittay Villa
1930’ Bulevardul Dacia 71

A volume composed with great ability, the villa at number 71 is one of the most carefully studied of Jean MONDA’s works. The main facade is dominated by a vertical volume emphasized by a series of concrete blades, arranged and rhythmed along its’ entire height. Although this is obviously the defining element for the personality of the villa, the architect balanced the composition with the horizontality of the window registers, of the balconies and of the grooved base. The Modern influences like the continuous window registers (instead of the window band) and the corner windows (even though they have a corner pillar) lend the building present times atmosphere. The rest of the language is the same high quality austere Art Deco, that Jean MONDA practiced on most of the buildings signed by him.
Also remarkable are the quality and coherence of the Art Deco metal work, designed by MONDA for this building: the fence, the garage doors and the balcony railings.

18. Imobil de apartamente Th. Nicolau Apartment Building
1930’ Bulevardul Dacia 66

The building designed by MONDA at number 66 is a sample of Art Deco, influenced by naval design (Streamline) with the main facade dominated by its’ symmetry axis. This axis is accentuated by the portal, a three level tall bow-window that light up the staircase and by the antenna-mast that crowns the entire building. The classical frieze is replaced here by four simple profiles (clearly defining three horizontal grooves), that follow almost the entire contour of the building. The grooved registers, the entrance canopy, the fence and the horizontal metal railings, the semicircular-planned bow-windows on the fourth floor, all coherently uphold the Streamline language, within a local texture palette, without flabbergasting through expensive materials. The facades are entirely realized in cement render, but the details are neat, and the execution flawless, the only scars that the building beares today have been caused by the ivy.

19. Imobil de apartamente
Apartment Building
1930Tudor Arghezi 54

The apartment building at the corner of Tudor Arghezi and Şcoalei streets is an elegant and clean volume that resolves the connection between the two streets in a ‘democratic’ way, being almost symmetrical relative to the intersection bisector axis. At the level of the ground floor and demi-basement the building is beveled, and on the higher levels the facade is curved, in order to emphasize the corner.
The lower register of the facades is tributary to Art Deco, through the horizontal profiles, portal and exemplary entrance doors, while the register composed of floors 1-5 is almost entirely Modernist, with vague Art Deco references (the parapets and the separators between balconies). The last floor constitutes a separate register, a modern crowning, set back, initially emphasized by a thin reinforced concrete canopy, curved like the rest of the façade, but which is presently smothered by spontaneous interventions.

20. Imobil de apartamente Engler Apartment Building
1930Maria Rosetti 15

Designed to close a continuous front, with varied heights, the Modernist building situated at number 15 is a slender, rhythmed presence with clean lines, presently outlined with white upon the grey of the facade. The middle register of the facade is marked by the two bow-windows, united by balconies with partial parapets and metal railing. The rhythm held by the balcony parapets contributes to the slender look of the facade, slightly balanced by the horizontal window frames on the bow-windows.
After passing through the black massive portal, the tenants experience the stairs and hallway drawn in the Modernist style, with a slight touch of Art Deco.

21. Vila inginer J. Berman Villa
1930Logofat Luca Stroici 35

In the round about around Popa Chiţu Church, engineer BERMAN, one of Jean MONDA’s colleagues, contracts the architect to design a small apartment building for his family. The esthetics used for this building is a Modernist one, with slight Streamline hints, materialized through the bow-window of the first three floors and through the demi basement window grills, the railings and the metal gates. The portal is integrated into the demi basement register, thusly creating a clean base, plated with black stone, upon which the rest of the building is developed.
The staircase volume is emphasized by a glass brick wall, creating a rationalist look, similar to the façade of the Maison de Verre, designed by Pierre CHAREU (1883-1950) in Paris, just a few years before.
The fourth floor, set back from the other floors, initially housed a studio and a swimming pool. Presently the swimming pool is enclosed and modified.

22. Imobil de apartamente
Apartment Building
1930Armenească 47

Another Modernist building signed by Jean MONDA, the one at number 47 on Strada Armenească, fills an Art Deco-Modernist front with a slender silhouette, dominated by the vertical direction of the staircase volume. This volume, slightly detached from the rest of the facade, a bit higher and marked by a vertical three level tall window was recently robbed of an essential detail for the facade composition. The canopy, sketched by three small cantilevered blades, was ‘dressed’ in polystyrene and rendering, mutilating by such a small gesture the carefully studied and elegant facade. These three slabs, almost an Art Deco signature, have disappeared now, leaving the metal plate railings alone, without enough strength to balance the Modernism with MONDA’s austere Art Deco. MONDA’s care for details is admirable, the author managing to create a composition within the portal with the service door and its’ transom light, aligning the three openings (including the main entrance) among themselves.

The symmetrical facade of the building at number 17a counts on the jutty play of the upper floors. The alternation of the bow-windows and of the loggia animates the façade with a play on shadows that accentuates to the top, where, within the loggia, another bow-window appears. The grooved registers, the radio antenna masts, the portal and the overall symmetry, ‘sweeten’ MONDAs’ Modernism with skillfully composed Art Deco quotes.
Out of the 1950 building nationalizing decree we find out that the owner of the building was Mr. Solly GOLD, who, two years later, would contract Marcel IANCU (1895-1984) to design the building that bears his name at number 34 on Strada Hristo Botev. Solly GOLD would not enjoy the Modernist he contracted from the two architects beyond 1950, beyond the setting in of the communist regime.

Jean MONDA designed for Lupu RACS at the corner of Carol I Boulevard and Doctor Paleologu Street a sober Art Deco building, typical for the authors’ work. Dominated by the seven cleansed attached pilaster crowning and by the bow-window with a ziggurat top, the main facade is a play on symmetries and asymmetries. Both the seven pilaster group and the portal are placed slightly eccentric, relative to the symmetry axis of the middle area of the facade, and the bow-windows, although placed symmetrically are of different dimensions and depths.
Lupu RACS had contracted the design of this building with the intent to rent the ten apartments that it contains, but in 1950, according to the ‘Decree for the Nationalizing of Buildings’, the entire building is seized.
The building, as it was designed, is part of an obvious urban planning intention to close a continuous front continuing the one on Carol I Boulevard, thusly closing Doctor Paleologu Street. This intention was later abandoned, which is why the blind walls of the Racs building are still apparent.

25. Imobil de apartamente A. David Apartment Building
1931 Calomfirescu 7
Archive footeage from Jean MONDA's portfolio (1940)

Athough designed within the same Art Deco Style, so close to Jean MONDA, the A. David building uses an unusual esthetic for the architect. Both the bas-reliefs with geometrical and the upper register bosage are elements that are not be found in other identified works of Jean MONDA.
The two bow-windows, placed symmetrically relative to the staircase axis, together with the columns that partition the staircase windows, the imposing portal and the massive base all lead to an obvious monumentality of the façade.
Considering the differences of esthetic approach, together with the fact that most of MONDAs’ works are signed later than 1931, we would conclude that this work, together with the one on Filitti street were stylistic exercises, that served to crystalizing the architects’ Art Deco-Modernist language. The two buildings also have in common engineer J. BERMAN: beneficiary for the building on Filitti Street and engineer for the A. David building.

26. Imobil de apartamente
Apartment Building

Jean MONDA designs on Nicolae Bălcescu Boulevard (back then Ionel Brătianu Boulevard, right next to Ene Church) a ten-story residential ensemble, the largest in the architect’s portfolio. Organized around a courtyard, an ample court-of-honor, the three-staircase ensemble is marked by the vertical lines of the staircases and the five cleansed attached pilasters, that span over six floors on the façade set back from the street. The verticality of these elements is balanced by the balcony parapets, ‘thinned’ by the integration of horizontal slits within their design. In the initial design the parapets of the first floor balconies were united in front of the courtyard by a girder, the same size as the parapets themselves, thusly creating a portal towards the court-of-honor. However, this detail was lost somewhere between the drawing board and the building process.
